Who do I pay Woodstock city taxes to?
The City of Woodstock. The city says property tax payments go to the City of Woodstock, while home values come from the Cherokee County Tax Assessors. Exemptions are filed with the Cherokee County Tax Assessors' Office, not the city.
For your loan, I estimate both county and city taxes when the home is inside city limits. We make sure your escrow account (the account that pays your taxes and insurance) covers both. A Woodstock mailing address doesn't always mean a home is inside city limits, so I check every property.
Buying near Allatoona Lake: what should I know?
Know where your property line ends. The U.S. Army Corps of Engineers manages Allatoona Lake and the public land and water around it. Its Shoreline Management Section issues permits for shoreline uses, including private docks, in areas zoned for limited development.
What that means for buyers:
- A lake view isn't always lakefront. There may be Corps-managed public land between the lot line and the water. Your survey and closing attorney can confirm exactly what you're buying.
- A dock is a permit, not just a structure. If a home has a dock, ask how the Corps permit moves to a new owner. The Corps lists permit transfers as one of the things its office handles.
- Value follows the facts. The appraiser will consider water access and any dock, so accurate details help the appraisal.
Questions about specific permits go to the Allatoona Lake Shoreline Management Section at (678) 721-6700.
Buying a townhome or new build in Woodstock?
Compare builder incentives and count the HOA dues. Incentives can help with closing costs or a rate buydown. HOA dues count in the payment you qualify with. If you're buying an attached home, I'll check early whether it's legally a townhome or a condo. Condos need a review of the whole project, not just you.
What this means for your mortgage
- Confirm city or county so your tax estimate and escrow are right.
- Lake property? Get the survey, and ask the seller about any Corps dock permit before your due diligence period (your time to inspect and back out) ends.
- Compare new-construction offers with the mortgage payment calculator.
- Might rent it out later? The rent vs. buy calculator and my DSCR loan page are good places to start.
Common fits include conventional, FHA and VA loans. Statewide basics are on my North Georgia and Metro Atlanta guide.
