Self-employed & business owners

Bank statement loans
with a clearer plan.

Your business may be doing well even when a tax return does not tell the full story. A bank statement program is one financing approach to discuss alongside conventional documentation.

Who might consider this option?

Eligible self-employed borrowers and business owners whose banking activity may support an alternative-documentation review.

What we’ll talk through

Statement period, qualifying deposits, transfers, business ownership and expense treatment depend on the selected investor. Total deposits should not be assumed to equal qualifying income.

Costs and tradeoffs to compare

Compare the down payment, reserves, rate, fees and income calculation with a conventional option. More flexible documentation can involve different terms.

Useful starting information

Bring what you have. This is a starting list for a conversation, not a final underwriting checklist.

  • Business ownership and operating history
  • Personal or business statements for the period specified by the program
  • Information needed to distinguish business receipts from transfers or other deposits

Is a bank statement loan a no-income loan?

No. A bank statement program uses an alternative method to document qualifying income. It is different from a no-ratio program that does not verify income or employment.

A scenario review is not a loan approval. The applicable agency or investor requirements, lender conditions and property review determine the final execution.

Questions business owners often ask

My business receives large deposits. Can all of them count?

No. For example, a transfer between your own accounts is different from a customer payment. The selected investor determines how eligible receipts, business expenses and ownership are evaluated. Bring a general picture of how customers pay you; send statements only through the secure process.

What documents might we discuss?

Depending on the program: the required personal or business statement period, evidence of ownership and business history, and information supporting expense treatment or unusual deposits. This is a planning list, not a universal investor requirement.

Should I compare a conventional mortgage first?

Yes. Conventional analysis considers stable, continuing business income rather than gross deposits alone. Compare both documentation paths and total financing costs. Get help with your income scenario.
