Who might consider this option?

Buyers planning a new home build or exploring construction on land they already own.

What we’ll talk through

The first questions include land ownership, builder, plans, budget, expected completion and whether the financing uses a single or separate closing structure. Availability must be confirmed for the selected lender.

Costs and tradeoffs to compare

Discuss draw administration, contingency funds, construction-period payments, rate terms and the requirements to reach permanent financing. Construction-to-permanent is a structure, not automatically a Non-QM loan.

Useful starting information

Bring what you have. This is a starting list for a conversation, not a final underwriting checklist.

  • Land ownership or purchase information
  • Builder details, plans and available budget
  • Construction timeline and personal financing information

Does owning the land replace every cash requirement?

Land equity may be relevant, but its treatment and any additional cash requirements depend on the lender, appraisal and program. Start with the land and project details.

A scenario review is not a loan approval. The applicable agency or investor requirements, lender conditions and property review determine the final execution.
