Estimates only, based on the numbers you enter. Not a Loan Estimate, rate quote, offer or commitment to lend. Actual terms depend on credit, property, program and market conditions.

    What this calculator includes

Principal and interest are calculated with the standard amortization formula. Taxes and insurance are divided by 12. Mortgage insurance and HOA dues are added as you enter them.

    What it doesn't include

Closing costs, prepaid interest, initial escrow deposits, flood insurance (unless you add it to insurance), special assessments, or changes in taxes and insurance over time. Real Georgia, Alabama and Florida tax bills depend on the county, exemptions and assessed value. See my guides on conventional and FHA mortgage insurance.

    Common questions

What's included in a monthly mortgage payment?

Most payments include principal and interest, plus property taxes and homeowners insurance collected into an escrow account. Depending on the loan, it can also include mortgage insurance, HOA or condo dues (usually paid separately, but counted by the lender) and flood insurance in high-risk flood zones.

Why is my estimate different from my Loan Estimate?

Your Loan Estimate uses your actual rate, loan amount, county tax rate, insurance quote and mortgage insurance pricing. This calculator only knows what you type in. Use the figures from page 1 of your Loan Estimate to compare like for like.

Does this calculator show today's rates?

No. It never fills in a rate. Enter the rate you were quoted, because rates change daily and depend on your credit, down payment, loan type and lock period.
