Where do I file for homestead in Cherokee County?
At the Tax Assessors' Office, 2782 Marietta Highway, Suite 200, in Canton. A homestead exemption lowers property taxes on the home you live in. The county's page says to bring a valid Georgia driver's license with your new address, plus your settlement statement or warranty deed.
Two Canton details from the assessors' page:
- You must own and live in the home on or before January 1 of the tax year. The county says you can file any time before the last day to appeal your assessment.
- The county has separate exemption codes for Canton residents for some senior exemptions. If you live inside city limits, make sure your application shows that.
A Canton mailing address doesn't always mean you're inside Canton city limits. That affects which taxes and exemptions apply, so I check the parcel for every estimate.
Can I build a home on my own lot?
Yes. A construction-to-permanent loan can pay for the lot, the build and your long-term mortgage with one closing. Here's what comes up with land outside the city center:
- Utilities. Is city water available, or will you need a well? Sewer or septic? A septic permit depends on the soil, so get answers before you finish your plans.
- Builder approval. The lender reviews your builder, plans, specs and budget.
- Appraisal on plans. The value is based on the finished home, so your plans and specs need to support the budget.
Read my comparison of one-time vs. two-time close construction to see which fits you.
Should I use the builder's incentive on a new home?
Maybe. Compare it first. Builders often offer incentives toward closing costs or a rate buydown (paying upfront to lower your rate). Weigh the incentive against the full cost of the loan. You don't have to use the builder's preferred lender. Get the home inspected even though it's new. I'm glad to put any builder offer side by side with your other options.
What this means for your mortgage
- Confirm city or county (city or unincorporated Cherokee) for accurate taxes.
- Building? Start with the construction budget planner, then let's review your lot and builder.
- Buying new? Compare builder incentives with the mortgage payment calculator.
- File homestead with the Cherokee County Tax Assessors after you move in.
Loans that often fit here include conventional, FHA, VA and, depending on the address, USDA loans. Statewide basics are on my North Georgia and Metro Atlanta guide.
