Roswell mortgages and home loans, including the Historic District

Need a mortgage in Roswell? It's a few minutes from my Alpharetta office, and it has a character all its own. If you're buying in or near the Historic District, or plan to renovate, a little local know-how up front can save you time and money.

Do I need approval to renovate in Roswell's Historic District?

Yes, for outside work. Roswell's Historic District has its own design rules, and exterior work there goes through the Historic Preservation Commission (HPC). The city's HPC application packet covers small staff-level changes and bigger requests, like renovating, building new or tearing down. Its checklists cover siding, windows, doors, roofing, chimneys, paving and lighting. They even cover how air conditioners and vents are screened from view.

The packet warns that work done without a Certificate of Appropriateness (the HPC's written approval) can lead to a violation notice or citation. Changes to approved plans go back to the Commission. The HPC meets monthly, and the city encourages a meeting with planning staff before you apply.

How does that affect a renovation loan?

It adds a step to your timeline. A renovation loan lets you buy a home and pay for improvements in the same loan. Fannie Mae's HomeStyle Renovation and FHA's 203(k) both do this. These loans follow a schedule: plans, contractor bids, an appraisal based on the finished project, and payments to the contractor as work gets done. If the work needs HPC approval, that approval becomes part of the schedule.

My advice for historic homes:

  • Talk to Roswell planning staff before you set your project scope, not after closing.
  • Have your contractor price materials that meet the design rules.
  • Leave room in your plan for review time and possible changes.

Outside the district, older homes still need a careful inspection. The roof, wiring, plumbing and heating and air can affect both your budget and the appraisal.

Does Roswell have its own taxes and homestead exemptions?

Yes. Per the City of Roswell's property tax page, Fulton County's assessors set the value, and you pay city property tax to the City of Roswell. You also pay Fulton County and Fulton County School District taxes. Your escrow account needs to cover all of them.

Roswell offers four city homestead exemptions of its own. The city takes those applications from January 1 through June 1, in person at City Hall, by email or by mail. It says approved exemptions renew on their own until the home changes owners. That's a different office and a different date from the Fulton County filing, so I remind my Roswell clients to do both.

What this means for your mortgage

  1. Buying in the Historic District? Find out what review your plans need before you set a renovation budget.
  2. Paying for improvements? We'll compare a renovation loan with buying first and doing a cash-out refinance later.
  3. Estimate the full payment. Start with the mortgage payment calculator. I'll add county and city taxes for your address.
  4. File homestead twice. Once with Fulton County, and once with the City of Roswell by June 1.

Common fits here include conventional, FHA and VA loans. Statewide basics are on my North Georgia and Metro Atlanta guide.

Roswell mortgage questions

Do I need approval to change the exterior of a house in Roswell's Historic District?

Yes. Exterior work in the Historic District goes through the Historic Preservation Commission. The city's packet says work done without a Certificate of Appropriateness can lead to a violation notice or citation. Check with Roswell's Planning and Zoning staff before you plan work.

When is the deadline for Roswell's city homestead exemptions?

The City of Roswell takes its homestead applications from January 1 through June 1. File your Fulton County homestead exemption separately with the Fulton County Board of Assessors.

Can I roll renovation costs into my Roswell purchase loan?

Often, yes. Programs like Fannie Mae HomeStyle Renovation or FHA 203(k) can do this, subject to credit approval, program guidelines and property eligibility. If the home is in the Historic District, plan for design review in your timeline.
