Cumming and Forsyth County mortgages and home loans

Need a mortgage lender in Cumming? Cumming is the Forsyth County seat, a short drive up GA-400 from my Alpharetta office. New builds and Lake Lanier come up all the time here, and Forsyth County handles homestead filing a little differently than its neighbors.

When can I file for homestead in Forsyth County?

Later than you might think, but don't wait. In Forsyth County, the Board of Assessors processes homestead applications. Regular and age-65 applications can also be filed at the Tax Commissioner's Cumming offices. A few details from the county's homestead page:

  • You must own and live in the home, and be a legal resident of the county, as of January 1.
  • The county says homeowners can now apply past the old April 1 deadline, through the end of the 45-day window to appeal your assessment. Late applications move to the next tax year.
  • Paper applications must be notarized. The county offers free notaries at its offices.

Even with more time, I tell clients to file soon after they move in. It's easy to forget once life gets busy.

Buying near Lake Lanier: what should I check?

Check the property line, the dock permit and the flood map. The U.S. Army Corps of Engineers built and runs Lake Sidney Lanier. The Corps' Lanier office manages the public land around the lake, including dock permits. Before you buy:

  • Confirm what touches the water. Corps-managed public land may sit between a private lot and the shoreline. Your survey and closing attorney can confirm the boundary.
  • Ask about the dock. Docks need Corps permits. To learn the permit status and how it applies to a new owner, call the Lanier Shoreline Management Help Desk at 770-904-3262.
  • Check flood and insurance. Lakefront and creekside homes deserve a flood map check and early insurance quotes.

Lake homes are often higher priced, so some buyers here need jumbo financing. Second homes and rentals have their own rules, and how you'll use the home matters.

Should I take a builder's incentive?

Compare the whole package first. Builders often offer incentives toward closing costs or a rate buydown (paying upfront to lower your rate), sometimes tied to their preferred lender. An incentive can be worth a lot. But look at the rate, costs, timeline and how long you'll keep the loan. I'm happy to put a builder's offer side by side with mine so you can decide with real numbers.

A "Cumming" mailing address doesn't always mean a home is inside city limits, so I check that when I estimate taxes.

What this means for your mortgage

  1. Lake property? Get the survey and dock permit details before your due diligence period ends.
  2. Buying new? Compare incentives with the mortgage payment calculator.
  3. Building custom? See construction-to-permanent loans and the construction budget planner.
  4. Investing? The DSCR calculator and DSCR loans page are a good start.

Cumming mortgage questions

Is the Forsyth County homestead deadline April 1?

Not anymore. Forsyth County says homeowners can now apply past the old April 1 deadline, up to the end of the 45-day window to appeal the assessment notice. Applications after that count for the next tax year.

Where do I file for homestead in Forsyth County?

With the Board of Assessors at 110 E. Main Street, Suite 260, Cumming. Regular and age-65 applications can also be filed at the Tax Commissioner's Cumming offices.

Does a Lake Lanier home's dock permit transfer to me?

The U.S. Army Corps of Engineers issues dock permits. Call the Lanier Shoreline Management Help Desk to confirm the permit status and what a new owner needs to do.

Should I use the builder's lender to get the incentive?

That's your choice. Compare the full offer, including rate, costs and timeline, against other options before you decide.
