Johns Creek mortgages and home loans, HOA dues and all

Buying a home in Johns Creek? The city officially incorporated on December 1, 2006, and today covers about 32 square miles of northeast Fulton County. It's close to my Alpharetta office, and most questions I get here are about HOA neighborhoods and the full monthly payment.

Do HOA dues affect how much I can borrow?

Yes. Lenders look at your DTI (debt-to-income ratio: how much of your monthly income goes to debt payments). Your housing payment in that math isn't just the loan payment. Fannie Mae's Selling Guide counts property taxes, insurance, special assessments (extra one-time or temporary charges from the HOA) and any owners' association dues. FHA and VA loans count HOA dues too.

So two homes at the same price can qualify very differently. A neighborhood with a pool, tennis courts and a clubhouse may have higher dues than one without. Higher dues lower how much you can borrow. As soon as you have a house in mind, I ask for the exact dues and whether any special assessments are coming.

Hypothetical illustration — not a quote, offer or commitment to lend.

Two buyers have the same income and the same other debts. Buyer A's home has modest yearly HOA dues. Buyer B's neighborhood has much higher dues. Broken into monthly amounts, Buyer B's dues raise the total housing payment. So Buyer B's debt-to-income ratio is higher, even though both homes cost the same.

Should I read the HOA documents before I buy?

Yes. Beyond the dues, the HOA's covenants (its rules) can matter later. Rules on fences, outside changes, renting and additions can affect plans to renovate or to rent the home someday. Your agent and closing attorney can help you get the documents. I'm happy to talk through anything that affects your loan.

Where do Johns Creek homeowners file for homestead?

With Fulton County. The City of Johns Creek points homeowners to the Fulton County Board of Assessors for homestead exemptions. You can file online or in person. For many residents, the closest office is the District 3 office at Royal 400 Office Park in Alpharetta.

New for 2026: Fulton County School District senior homestead exemptions. The city noted that seniors had to apply by April 1, 2026, even if they already had other exemptions. If you're 65 or older and buying here, ask the assessors which exemptions apply to you.

Do I need to check the flood map in a newer neighborhood?

Yes. Flood zones are mapped home by home, and a newer subdivision doesn't mean a home is outside one. If any part of the home is in a special flood hazard area (FEMA's high-risk flood zone), flood insurance is required on a federally backed loan. That premium becomes part of your payment. I check the FEMA flood map early so it's never a surprise at closing.

What this means for your mortgage

  1. Get the exact HOA dues and any special assessments for each home you're serious about.
  2. Figure the full payment with taxes, insurance and dues in the affordability calculator.
  3. Compare loan types: conventional, jumbo or VA, based on your situation.
  4. Already own? A refinance review can help you decide if a change makes sense.
