Estimates only, based on the numbers you enter. Not a Loan Estimate, rate quote, offer or commitment to lend. Actual terms depend on credit, property, program and market conditions.
How DSCR is calculated
DSCR = monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance and association dues). Some programs calculate interest-only loans using the interest-only payment; others use a fully amortizing payment.
What it doesn't include
Vacancy, repairs, capital expenses and management. A deal can pass a lender's ratio and still be thin. Read the full DSCR loan guide, including how I stress-test a deal.
Common questions
What is DSCR in real estate lending?
Debt service coverage ratio compares a rental's monthly rent with its full monthly payment: principal, interest, taxes, insurance and association dues (PITIA). A 1.00 ratio means the rent exactly covers the payment.
What DSCR do lenders require?
It varies by program. Many offer better terms at 1.20 to 1.25 or higher, and some allow ratios below 1.00 with more equity and reserves. Read the DSCR loan guide for how lenders set rent and run the math.
