Daphne mortgages and home loans

Buying a home in Daphne? The city sits on the Eastern Shore of Mobile Bay and rises from sea level at the water to about 120 feet on the bluffs. That climb is a big reason two Daphne homes at the same price can have very different monthly costs.

Do I need flood insurance in Daphne?

It depends on the exact house. The Encyclopedia of Alabama describes Daphne as sitting on bluffs above Mobile Bay, from sea level up to about 120 feet. It's also the "Jubilee City," named for the jubilees, when crabs, shrimp and fish crowd into the shallows along the shore.

For your loan, what matters is where the house falls on FEMA's flood map. If any part of the home is in a special flood hazard area (FEMA's high-risk flood zone) and the loan is federally backed or regulated, flood insurance is required. A home a few streets up the hill may not need it at all. I look up the address on FEMA's Flood Map Service Center before I finish your payment estimate, not after.

A Daphne mailing address doesn't always mean the home is inside Daphne city limits. City versus county affects which permits, services and tax districts apply, so it's worth checking.

How do I file for homestead in Baldwin County?

If Daphne will be your main home, file for the homestead exemption (a property tax break on the home you live in). Here's how the Baldwin County Revenue Commission describes the regular exemption for owners under 65:

  1. Be on the deed and live there. Your name must be on the deed and the home must be your main home. You can't have a homestead exemption on another home anywhere else.
  2. Know the date. You must live in the house on October 1 of the year claimed.
  3. File once. Claim the regular exemption once, before December 31 of the year you buy. Most claims need a copy of your Alabama driver's license.

Second homes don't qualify. There are separate categories for owners 65 and older and for disability, and some of those must be renewed every year.

How does homestead affect my escrow?

Your escrow (the account that pays your taxes and insurance) may change once your claim is on file. The Alabama Department of Revenue says property taxes are due October 1 and late after December 31. When you buy, the taxes on the listing reflect the seller's situation, including any exemption the seller had. Your bill depends on your own exemption, so your escrow may be adjusted once the county has your claim.

I'd rather estimate taxes a little high than have you surprised by an escrow shortage in year one.

What this means for your mortgage

  • Look up the flood zone by address before you set a budget.
  • Get a homeowners insurance quote early. Wind coverage and deductibles vary by home and insurer.
  • Put the homestead filing on your calendar for the year you buy.
  • Curious about USDA? Check the address on USDA's eligibility map. USDA sets eligibility address by address.

Common fits in Daphne: conventional, FHA, VA, USDA where the address qualifies, and jumbo for higher-priced bayfront homes. Try the affordability calculator or rent vs. buy calculator. See my Alabama Gulf Coast guide for closing taxes and insurance basics.
