Payment reality check

What will my payment actually be?

Build your real monthly payment line by line: principal and interest, taxes, insurance, mortgage insurance and dues. Each line explains what it is, and flags show what's missing.

Your estimated monthly payment

—

An estimate from the numbers you enter, not a Loan Estimate or an offer. It leaves out closing costs, prepaid interest and the initial escrow deposit. Taxes and insurance can change each year, which changes escrowed payments.

What's really in a mortgage payment

Most people focus on the rate, but the rate only drives one line: principal and interest. Your actual payment usually also includes property taxes and homeowners insurance, collected each month into an escrow account and paid on your behalf. Add mortgage insurance if your loan requires it, flood insurance in a high-risk flood zone, and HOA dues, which lenders count even though you pay the association directly.

Why your payment can change after closing

Even with a fixed rate, the escrow part of your payment can rise or fall. Your servicer reviews escrow every year. If taxes or insurance went up, the payment goes up, and a shortage may be spread over the next year. In Georgia, a home's assessment can reset after a sale, so plan on taxes based on your price, not the seller's old bill, and file your homestead exemption.
