Eligible military borrowers

VA loans
with a clearer plan.

VA home loan benefits deserve a careful, personalized review. Start by discussing your eligibility and purchase or refinance goals, then compare the available structure and costs.

Who might consider this option?

Eligible veterans, service members and surviving spouses exploring home financing through the VA program.

What we’ll talk through

A scenario review considers eligibility evidence, entitlement, credit, income, residual income, the property and lender requirements. A Certificate of Eligibility is one part of the process, not a final loan approval.

Costs and tradeoffs to compare

Review closing costs, any applicable funding fee, payment structure and your overall budget. Advertised benefits do not replace a file-specific review.

Useful starting information

Bring what you have. This is a starting list for a conversation, not a final underwriting checklist.

  • Military eligibility information or an available Certificate of Eligibility
  • Income, assets and household information
  • Property or current mortgage details

Does eligibility for VA benefits mean the mortgage is approved?

The lender must still evaluate the loan application and property. We can help identify the next steps and any information needed for that review.

A scenario review is not a loan approval. The applicable agency or investor requirements, lender conditions and property review determine the final execution.

VA questions for your next move

Is a Certificate of Eligibility enough to qualify?

No. It helps establish benefit eligibility; the lender must still review credit, income and the property. Start with your COE if available and discuss your household and financing goals.

Can I use VA financing for a condominium?

VA purchase financing may be used for a condo in a VA-approved project, subject to borrower, property and lender requirements. Share the project name and address early rather than assuming an individual unit is sufficient.

Should I budget for costs even with no down payment?

Yes. Closing costs and any applicable VA funding fee still need discussion. The down payment depends on the scenario, entitlement and lender requirements. A no-down-payment structure does not mean the transaction has no costs.
