Who might consider this option?

Buyers and homeowners who want to compare conventional purchase and refinance options, including eligible self-employed borrowers.

What we’ll talk through

We look at the income documentation that fits your situation, available funds, credit profile, property and loan structure. Fannie Mae and Freddie Mac may treat individual scenarios differently; comparing them can reveal a more suitable path.

Costs and tradeoffs to compare

Compare the full payment, mortgage insurance if applicable, upfront costs and expected time in the home. A smaller down payment and a lower interest rate do not tell the complete story.

Useful starting information

Bring what you have. This is a starting list for a conversation, not a final underwriting checklist.

  • Employment and income information appropriate to your situation
  • Assets for your down payment, closing costs and any required reserves
  • Property address, purchase details or current mortgage statement

Can a self-employed borrower use a conventional loan?

Self-employment does not automatically rule out conventional financing. We can review the applicable documentation approach before comparing alternative-documentation programs.

A scenario review is not a loan approval. The applicable agency or investor requirements, lender conditions and property review determine the final execution.
