Who might consider this option?

Borrowers with funds for the transaction who want to explore an alternative to traditional income qualification.

What we’ll talk through

Credit, assets, property and program requirements still apply. The lender’s matrix revised October 5, 2026 lists loan amounts up to $3 million and purchase LTV up to 80% for qualifying tiers; maximums are not available in every combination.

Costs and tradeoffs to compare

Reserves vary: the matrix lists six months at LTV of 75% or less, nine months above 75%, and a separate two-month first-time-buyer provision. Additional-property requirements may apply. A scenario review is needed.

Useful starting information

Bring what you have. This is a starting list for a conversation, not a final underwriting checklist.

  • Purchase price, desired loan amount and occupancy
  • Available down payment, closing funds and reserves
  • Credit and property information for a program-specific review

Does no income verification mean there are no qualification requirements?

No. Assets, credit, property and other program conditions remain part of underwriting. Confirm the applicable tier and lender overlays before making plans.

A scenario review is not a loan approval. The applicable agency or investor requirements, lender conditions and property review determine the final execution.
