Begin by comparing the documentation approach
Different programs ask different questions about your financial picture. A nontraditional income profile does not, by itself, establish that conventional financing will not work.
Conventional documentation
Discuss whether your actual income history and supporting evidence fit a Fannie Mae or Freddie Mac execution. Explore conventional financing.
Bank statement documentation
This approach evaluates eligible banking activity under an investor’s income method. It is an income-documentation program, not an absence of income review. Explore bank statement loans.
Profit-and-loss documentation
An eligible P&L program uses the specified financial statement and supporting evidence. Preparer and document requirements vary. Explore P&L options.
No-ratio financing
A no-ratio program is a separate conversation from calculating income through tax returns, bank statements or asset depletion. Credit, assets, property and the selected lender’s other requirements still matter. Read the Ally overview and source reference.
Compare the total execution
Look at eligible occupancy, payment, funds needed, reserves, rates, fees and documentation together. A program that is easier to document may have a different cost or equity requirement.
